Why did my bill go up or down?
Start with my property.
Your tax bill is where the Town's financial story becomes personal. Begin with what changed for your property, then follow the money outward to what the community funds and what choices may affect future bills.
What we can show now
- Assessed value by year.
- Tax rate by year.
- Actual tax bill by year.
- Dollar and percentage change.
- Comparison with the appropriate Town reference point, clearly labeled.
What is still missing
Calculated tax is not your bill
Assessment × certified rate ÷ 1,000 is an educational calculation. CPA, exemptions, abatements, adjustments, payments, and balances require additional records.
Why it matters
A higher assessment does not automatically produce the same percentage increase in the tax bill. Assessment, the tax rate, the total levy, property-class shifts, and the property's share of Town value work together.
